Senior Apartments: are independent living facilities that cater to senior residents, They may
or may not be age restricted*. They offer monthly and long terms lease agreements. Some
facilities may offer additional amenities and services (social activities, meal plans or
housekeeping). These services will be listed in the notes section and may require additional
fees fro participation. These facilities do not provide care assistance to residents. These
facilities do not provide housing subsidies. Facilities that accept Section 8 Housing Choice
Voucher are idnetified.
* Facilities can restrict residents by age-either 55 and over or 62 and over. If the facility is
55+, at least one person in each unit must be 55 or older and the apartment community must
have no more than 20% of all residents under the age of 55. If the facility is 62+, then ALL
residents must be at least 62. Exceptions are made by HUD regulations for renters who are
under the minimum age, if they are handicapped.
Continuing Care Retirement Communities- These communities contain Independent
Living as well as Assisted Living and Skilled Nursing services for people over the age of 60.
Residents sign a continuing care contract that outlines the costs and services to be provided.
In general, residents “buy in” to the community with an initial investment and then pay a
monthly maintenance fee that includes access to all the services. These facilities are
regulated by the CA Department of Social Services.
Independent & Assisted Living Apartments- These are apartments that offer both
Independent and Assisted Living options on the same site to residents over the age of 62.
